Rethinking the JLT Waterfront: The BAY360 Vision

Introduction

We were excited to see the announcement of Sweid & Sweid ‘s innovative BAY360 waterfront retail project in Dubai’s famous Jumeriah Lakes Towers.
This unique project is not a typical waterfront addition, it is a structural recalibration of how this part of JLT operates – spatially, commercially, and socially.
The objective is deliberate: elevate the quality, intensity, and functionality of the lakeside environment. That means activating underutilised edges, improving pedestrian permeability, and introducing a curated mix of retail, F&B, and wellness uses that materially enhance everyday life for residents and visitors.

What BAY360 Delivers

A meaningful retail anchor: A 22,000 sq. ft. flagship Spinneys supermarket will serve as the primary grocery destination – eliminating cross-cluster trips and reinforcing local convenience retail.
Stronger connectivity: In collaboration with Dubai Multi Commodities Centre, the pedestrian spine is being redesigned to create a direct and intuitive route from the Metro station across the lake. The intent is to simplify circulation and strengthen walkability across the district.
Activated waterfront dining: A selection of lake-facing restaurants and cafés – including terrace concepts – will introduce active frontage along the water, transforming the lakeside from passive backdrop into experiential destination.

Parking rationalised: A 300-space underground car park directly addresses long-standing parking constraints within JLT, reducing surface congestion and improving accessibility.

Design & Strategy Framework

The project design and development by Sweid & Sweid is architecturally stunning while being highly commercial at the same time. BAY360 creates active edges, layered public realm experiences, and commercially sustainable ground-floor activation.
PHIL McARTHUR & PARTNERS Retail Development Specialists supported the development team through a comprehensive retail and marketing strategy — focusing on tenant mix optimization, positioning, and long-term commercial performance to ensure BAY360 is not only well designed, but market-aligned and economically resilient.

Addressing the Lake

BAY360 is being developed on a portion of Lake D, with the majority of the water body remaining intact as a defining feature of the district.
The approach is not replacement – it is activation. In partnership with DMCC, the lake edges are being upgraded with enhanced landscaping, shaded seating, and improved pedestrian pathways that strengthen cross-district connectivity while preserving the open character that defines JLT.
Scheduled for completion by the end of 2027, BAY360 represents a deliberate repositioning of a key waterfront within JLT – shifting it from amenity adjacency to true destination.
